NOTICE OF TRUSTEE'S SALE

WHEREAS, Laura A. Williams, a single person, by her Deed of Trust dated May 1, 2017, and recorded in the Recorder's Office of Barton County, Missouri in Book 2017, at Page 509, conveyed to Checkett, Pauly, Bay & Morgan, LLC, Successor Trustee, the following described real estate, situated in the County of Barton State of Missouri, to-wit:

TRACT 1: (509 Wyatt)

A TRACT COMMENCING 60 FEET EAST OF THE SOUTHEAST CORNER OF CLELAND-WYATT ADDITION TO GOLDEN CITY, BARTON COUNTY, MISSOURI, AND RUNNING THENCE TO A POINT 175 FEET SOUTH OF THE SOUTH LINE OF THE RIGHT-OF-WAY OF U.S. HIGHWAY 160 FOR A PLACE OF BEGINNING, THENCE EAST TO THE EAST LINE OF THE SOUTHEAST QUARTER OF SOUTHWEST QUARTER OF SECTION 26, TOWNSHIP 31, RANGE 29, THENCE SOUTH 75 FEET, THENCE WEST TO A POINT DIRECTLY SOUTH OF THE PLACE OF BEGINNING, THENCE NORTH TO THE PLACE OF BEGINNING.

a: A TRACT COMMENCING AT A POINT 60 FEET EAST OF THE SOUTHEAST CORNER OF CLELAND­WYATT ADDITION TO GOLDEN CITY, MISSOURI, RUNNING THENCE NORTH TO A POINT 175 FEET SOUTH OF THE SOUTH LINE OF THE RIGHT-OF-WAY OF U.S. HIGHWAY 160 FOR A PLACE OF BEGINNING, RUNNING THENCE NORTH 175 FEET TO THE SOUTH LINE OF SAID RIGHT-OF-WAY, THENCE FOLLOWING THE SOUTH LINE OF SAID RIGHT-OF-WAY AROUND THE CURVE AT A SLIGHT SOUTHEASTERLY DIRECTION TO THE EAST LINE OF THE SOUTHWEST QUARTER OF SECTION 26, TOWNSHIP 31, RANGE 29, THENCE SOUTH ALONG THE EAST LINE OF SAID SOUTHWEST QUARTER TO A POINT DUE EAST OF THE PLACE OF BEGINNING, THENCE WEST TO THE PLACE OF BEGINNING, IN GOLDEN CITY, BARTON COUNTY, MISSOURI.

b: A TRACT COMMENCING ON THE WEST LINE OF THE SOUTHWEST QUARTER OF THE SOUTHEAST QUARTER OF SECTION 26, TOWNSHIP 31, RANGE 29, IN TOWN OF GOLDEN CITY, BARTON COUNTY, MISSOURI, AT A POINT WHERE SAID WEST LINE OF SOUTHWEST QUARTER OF SOUTHEAST QUARTER INTERSECTS THE SOUTH LINE OF THE RIGHT-OF-WAY OF U.S. HIGHWAY 160, RUNNING THENCE SOUTH 150 FEET, THENCE EAST TO THE SOUTH LINE OF THE RIGHT-OF­WAY OF SAID U.S. HIGHWAY 160, THENCE NORTHWESTERLY ALONG THE SOUTH LINE OF THE RIGHT-OF-WAY OF SAID U.S. HIGHWAY 160 TO THE PLACE OF BEGINNING,

which conveyance was made to the Successor Trustee, in trust, to secure the payment of the promissory note in said Deed of Trust described; and

WHEREAS, default was made and still continues in the payment of said note and the whole amount has become due and payable.

NOW, THEREFORE, at the request of the legal holder of said note, I, the undersigned Successor Trustee, will sell the property above described at public vendue, to the highest bidder for cash, at the West front door of the Barton County Courthouse in the City of Lamar, County of Barton, State of Missouri, on August 12, 2022, between the hours of 9:00 a.m. and 5:00 p.m., (more particularly 1:00 p.m.) for the purpose of satisfying said indebtedness and the costs of executing this trust.
