NOTICE OF SUCCESSOR TRUSTEE’S SALE

We have been appointed Trustee of the Deed of Trust executed by Ron E. Roehrs and Stephanie Roehrs, as husband and wife, dated September 30, 1998, and recorded October 6, 1998, in the office of the Recorder of Deeds of Barton County, Missouri (the “Land Records”), in Deed Book 440, at Page 668, as assigned by that certain Assignment of Mortgage &/or Deed of Trust, dated June 1, 2018, and recorded July 5, 2018, as Instrument No. 2018R00956, in Deed Book 2018, at Page 956, in the Land Records (the “Deed of Trust”), having a legal description as follows:

A TRACT COMMENCING AT A POINT 747 FEET NORTH OF THE SOUTHWEST CORNER OF THE WEST HALF OF THE NORTHWEST QUARTER OF SECTION 23, TOWNSHIP 32, RANGE 31, AND RUNNING THENCE EAST 361 FEET, THENCE NORTH 362 FEET, THENCE WEST 361 FEET, THENCE SOUTH 362 FEET TO THE PLACE OF BEGINNING, BARTON COUNTY, MISSOURI.

We have been notified that a default has occurred in the payment of debt secured by the Deed of Trust. The party entitled to repayment of such indebtedness has exercised the option of declaring the remainder of the debt due and payable, as provided in the Deed of Trust. As Trustee, the undersigned Successor Trustee has been instructed to proceed with a Successor Trustee’s Sale of the above-referenced property. The Successor Trustee’s Sale is scheduled to be conducted on November 3, 2023, between the hours of 9:00 o’clock a.m. and 5:00 o’clock p.m., commencing at 1:00 p.m. at the West door of the Courthouse of Barton County, Missouri, located at 1004 Gulf Street, Lamar, Missouri 64759, and the Successor Trustee will sell at public venue to the highest bidder for cash, to satisfy said debt and costs.
